We work in clear phases so you always know where the project stands and what to expect next.

Predesign & programming
We start by understanding your goals, budget, timeline, and site. We define the program (spaces and uses), review zoning and constraints, and outline a project schedule. This phase sets the foundation for everything that follows.

Schematic design
We explore conceptual options—massing, layout, and key relationships. You’ll see sketches, diagrams, and sometimes simple models. We iterate until we land on a direction that fits your vision and constraints.

Design development
We refine the chosen concept: floor plans, sections, elevations, and material palette become more detailed. We coordinate with structural, MEP, and other consultants as needed. By the end of this phase, the design is largely set.

Construction documents
We produce the drawings and specifications that contractors and permit agencies need. These documents define dimensions, materials, and quality so the project can be bid and built with minimal ambiguity.

Permitting
We submit to the applicable jurisdiction(s) and respond to plan-check comments. We keep you informed of schedule and any conditions that affect design or cost.

Construction administration
During construction we review submittals, answer RFIs, and make site visits to help ensure the built work matches the design. We’re your advocate with the contractor while keeping the project on track.

Not every project needs every phase. We can engage for concept only, for design through permit-ready documents, or for full services including construction administration. We’ll propose a scope and fee structure that matches your goals and budget.
